WON'T YOU BE OUR NEIGHBOR! Make your dreams come true with a shore vacation home-away-from-home! Beachcomber offers spacious wooded & open sites at a competitive price! We can accommodate new pop ups, new 8' wide travel trailers, and new 12'x35' park models! All seasonal sites include a picnic table & fire ring and most include a concrete pad. Telephone service, Cable TV, and wireless internet are available on most sites. Our season runs from May 15 to September 15. You will also get great deals on Pre/Post season camping and a free end-of-year thank you party exclusively for our seasonal family after Labor Day.

Our Captain's and Admiral's Quarters accomodate new 12'x35' park models only with electric service from 50 to 100 amps, split rail fencing, and an outdoor lamp post with photocell. Our Commodore's Quarters offers 30 & 50 amp electric service and will accommodate 8' wide trailers with slide outs, RVs, 12'x35' park models, or pop-ups.

Prospective Seasonal Information 2008

We welcome you to stop by the campground to check out our sites & facilities, as well as trailers and park models for sale "by owner". If you are looking for a seasonal site, please let us know at the office so we can give you seasonal site rates as well as trailers for sale by owner. You do not need an appointment. We can give you the information and let you explore the campground at your leisure.

Our seasonal rates vary depending upon your unit and location within the campground. The sites that are closer to the lakes and pools are more expensive. The sites that are wooded and more quiet are less expensive. Also, some of the sites include cable television for the whole season (more expensive) while others would require you to call the cable company and handle it yourself if you want cable (less expensive, but more expensive in the long run if you want cable)

Rates:
For pop-ups in the horseshoe section, prices start at $2,719.
For 8' wides in the Commodore's Quarters, prices start at $3,034.
For park models in the Captain's Quarters, prices start at $3,376.
For new park models in the Admiral's Quarters, prices start at $3,317.

All the prices cover the camping for a family of 2 adults, 2 children, 1 pet (max) and 1 automobile from May 15 through September 15, 2007. Any extra adults, children that you would like to add to your seasonal contract are an extra $60 for the season with a max of 8. Your second car costs $60 for the season. If you register a 3rd or 4th car, the cost is $120 each. (max of 4 cars can be registered for the season per site). Day guests are $8 per person and per car in-season and $5 per person and per car off season. There is a maximum of 2 pets per site (2-18lbs. or less, or 1-over 18lbs.). Electricity is billed seperately and is based on your usage. Telephone hookups are available through the phone company - there is an addititional charge by Beachcomber to cover phone maintenance.

Deposits required: $600.00 for seasonal site, plus $237.00 for winter site reservation fee, both due by September 15, 2007 or the site will be considered available for the next season. An additional seasonal deposit of $1,000.00 will be due February 1st, 2008. Since these sites are metered electric, an escrow electric deposit of $100.00 is due upon giving your initial deposit on a site. ($300.00 of the seasonal site deposit of $600.00 is non-refundable. No refunds after January 1st, 2008.) Payment in full is required by May 1, 2007 or the site will be offered to the first person on the waiting list. A late charge of 2% per month plus a $5 administrative fee will be added to the unpaid balance.

CANCELLATION POLICY: $300.00 of the site deposit of $600.00, plus any additional monies paid toward 2007 site fee, is refundable prior to December 31st, 2007. Any cancellation must be made in writing prior to April 1, 2006. No deposit refunds after January 1st, 2008.

PRE/POST SEASON: While our "Seasonal" season begins on May 15th and ends on September 15th, we are open from April 13th through October 31st. Use of your seasonal site prior to May 15, 2007 or after September 15, 2007 will cost $15.00 per day (Sun. through Thurs.), and $20.00 per day (Fri.& Sat.). For those of you wishing to extend your camping experience, ask about our special Pre/Post Season "Escape Weekend" Package for just $210. We are also now offering UNLIMITED Pre/Post Season usage for everyone listed on your seasonal contract, at only $295.00. (Additional charges apply for guests).

WINTER SITE RESERVATION FEE: Winter site reservation is available from September 15, 2007 to May 15, 2008 for $237.00. The winter site reservation fee is due September 15, 2007. Winter site reservation fee must be paid in advance by September 15, 2007, if not paid when due, service charges of 2% per month will apply.

Please call owners directly regarding the trailers and Beachcomber directly regarding the site rental and fees. All buyers are required to complete & sign a new seasonal contract with Beachcomber Camping Resort. Some or all of these trailers & park models may require approval from mgmt. to stay in the park or on the site.
